JOB TITLE: Service Delivery-Fit Out Manager (FOM)
DEPARTMENT: Operations
REPORTS TO: VP Service Delivery
SUMMARY: The Service Delivery Fit Out team directly supports
customer white space delivery within the Data Center. This team
supports all aspects of white space data center fit out for
Customer Service Orders (SO) and internal projects/deployments
including oversight and management of internal employee and
third-party partner organizations. Typically, the customer fit out
component will consist of electrical power delivery from the base
building system (PDU to IT Racks), cooling from the base building
heat rejection system, and communications connectivity from the
data center's Meet Me Rooms.
This is a critical customer facing role as these project
interactions serve as the first customer touchpoint post sales.
These crucial interactions create the first impression of the
Aligned Customer Experience and overall commitment to service
excellence. In many instances, this position will serve as the
communication coordinator throughout the project. This position
requires strong self-management skills and the ability to work
cross functionally with third parties and other departments as well
as reporting progress to customers to achieve a successful customer
fit out experience. In addition, it requires strong customer
service acumen and communication skills (written and verbal) to
ensure that the Aligned customer experience is met.
This role will be responsible for working closely with other
departments of the organization such as construction, finance,
sales to ensure that the project is delivered on time and on budget
to customer specifications.
DUTIES AND RESPONSIBILITIES
Lead the development of and subsequent management of data center
fit out projects, from initial Customer engagement during deal
development, through fitout budgeting, scheduling, contracting,
project implementation, successful handover and occupation by the
Customer.
Lead all cross functional internal and customer facing
communications. Develop scope, schedule, budget with Customer, from
initial Customer approval, through all Customer post approval
changes. Lead meetings, change management, proactive external and
internal risk and status communication throughout the life cycle of
the project.
Lead internal cross functional coordination, being the Customer
Advocate to internal stakeholders, while concurrently be the
internal stakeholders advocate to the Customer, to complete the
fit-out project on-time, on-budget, and high quality, while
ensuring successful completion of interdependent internal projects,
such as base building construction.
Manage 3rd party suppliers/general contractors assigned to the
fit-out project. Define coordinated roles & responsibilities,
including RACI for these parties, and oversee this information is
carried into material supply and service contracts, with
appropriate budgeting, purchasing and payment milestones. Include
within RACI and related project management process the formal
coordination with Customers, their vendors and all internal Aligned
stakeholders.
Track/oversee all permits and time schedules to stay on time and on
budget with customer fit out construction.
Closely coordinate with other Aligned Teams who may be managing
other construction projects within the data center (Platform
Delivery, Operations, IT, Security, etc. ).
Create project plans, ensuring that they meet technical scope and
delivery dates and pre-approved budgets (NRC and MRC).
Set up and manage project budgets according to the project controls
procedures set forth by Senior Leadership. Work within Aligned cost
tracking system (defined by finance).
Manage and escalate changes that may impact overall project
cost.
Report weekly project schedule and progress in conjunction with
Customer Success Managers or Technical Project Managers (TPM) for
all relevant construction activities.
Review and initial approval of construction related invoices.
Audit cost codes with invoices, contracts and purchase orders.
Input all requests for change orders and track their status
Work closely with the Operations Leadership Team; assist in the
reporting of all financials of ongoing projects including forecast
of project budgets and cash flow reporting monthly.
Coordinate planning and approvals of all construction activities in
live environments with Building oOperations while promoting safety
and compliance initiatives and requirements on site.
Work directly with Solutions Architect team members to optimize and
improve project budget and delivery schedules.
Assist in the creation of programs that allows Aligned Operational
Leadership to track and manage all elements of construction
projects in real time.
Own and maintain all administrative duties associated with fit out
projects (to include, but not limited to: Request for Proposals,
Project Award Notification and Semi-Annual Business Reviews.
STRONGLY DESIRED WORKING EXPERIENCE AND KNOWLEDGE OF:
Project Management Software (MS Projects, Prolog, Procore, BIM 260,
or similar).

MINIMUM QUALIFICATIONS:
Bachelor's degree in Accounting, Construction Management,
Engineering or equivalent.
5-7 years Project/Construction Management experience
Computer knowledge and efficiency, including Microsoft Office
products, particularly Excel.
Strong written and verbal communication skills.
Customer Service mindset.
Ability to multi-task, with strong time management and
organizational skills.
Ability to maintain discretion and confidentiality always.
Ability to understand and follow clear directions and meet specific
deadlines with reporting, communication, and project schedules.
Team Player across the organization
Ability to interpret construction drawings and specifications.
May travel at times up to 25%
Knowledge of construction cost estimating methods and development
of scopes of work.
Ability to understand construction project scopes.
Able to monitor and interpret design and schedule changes and
forecast their impact on overall project costs.
