will be doing:The Mission of this Role is to convert funded Fix and
flip Loans deals into quality payoffs. Do anything moral and legal
to get our Financial Investors a positive return on their
investments and have them begging to work with us again, this
includes not turning down projects prematurely. Overseeing loans on
Single Family fix and flip. Manage the Job Cost Estimator who is
responsible for Scope of work, working with Contractors on Pricing
before loan closing. Then Oversee to make sure that work is being
completed on time, Approved rehab loan draws, Work with the Real
Estate Agent or loan officer to get the property sold or
refinances. While Monthly giving Financial Investors Updates on
projects demonstrating how we are their advocates Key Criteria/
Requirements:At Least 5 years professional work Experience with 2
years of ManagementPrefer- real estate experience ( Active, or
inactive, licensed or was in the past, in Title, Real Estate
Agent/Broker, Loan Officer, processor ect)At least two years
recently with Management experience of a small team (less than 5
direct reports)Any construction or job cost estimating or
management experience even building or remodeling their own home or
working with contractors is a Big Plus. (not required but needs to
understand of how to manage)Collections Experience on any
levelOverseeing 20 more more projects at the same time, juggling
where to put the priority and focus while not dropping the ball on
any.Demonstrated ability to work independently with minimal
supervisionHigh attention to detail, logical reasoning and
accuracyEnjoys crucial conversations and is not intimidated by
conflict. Enjoys coming to an amicable resolution and having
respectful debate.Comfortable having conversation and positive and
negative feedback from Accredited Investors ( Millionaires)Enjoys
phone conversation, would rather call than email.Measurable
Accountabilities:Virtual Walk through to Rehab Cost Estimate. % and
# Scheduled Virtual Walk through to Completed Rehab Estimated, And
Business Days taken to complete (Oversee PM that perform
this)Started Work bid to completed.% and # started the final bid to
sign off the final bid and Business days taken. (Oversee PM that
perform this)Profitable Loan Payoffs. % and # Funded loans to
Qualified payoff Percentage. Business Day time frameDefaults. % and
# REO to Quality Payoff and Business Days Taken. Financial
Investors Capital Availability / Satisfaction. Retain at Least 80%
of Financial Investors in $ and # of investorsDraws Timeline
Quality and timeline. Compelling evidence that the line item is
100% complete is more of a Quality KPI related to Draws. A Timeline
KPI would be conducting the draw request within a 2 business days
of the request.Construction Timeline and Cost- Projects are done
within 20% of the timeline +1K per day Plus 10 Days. Total
estimated cost of project vs actual. no more than 20% (unless know
way to know; i.e., sewer line break)Experience you need / Key
Technical Skills:CRM- Experience with CRM "Customer Relationship
Management" Bonus If has used Hub SpotBookkeeping- Able to do
credit and debits and record expenses. knowing how to do that even
on their personal budget ( Basic Quickbooks experience would be a
plus)Google Sheets, Excel, Drive -Basic formulas and experience of
more than Basic Use. organizing keeping and managing files and
permission sharingPhone Skills: demonstrate a track record of
calling and resolving over the phoneConflict Resolution: Without
getting combative or demoralized. Enjoy the challenges of crucial
conversations, listening and coming to a resolution.Management: At
least 3 years experience in a management roll over seeing at least
